Newark Daily Brief: A Home Came Back, and Renovation Just Got Pricier

Mortgage rates are 6.89% on the 30 year and 6.49% on the 15 year, per Mortgage News Daily, unchanged for a third straight session. The 10 year Treasury drifted up to 4.80%, its highest close in over a week, so the quiet pressure is upward rather than down.

One home rejoined the list, nobody moved a price

Newark's buyable list of houses and townhomes went from 58 to 59. The addition is 37231 Sand Bar Pl, a four bedroom of 2,698 square feet asking $1,750,000, which is back on the active list after 32 days on market. Meanwhile the under contract count fell by two, from 32 to 30. Nothing left the market outright and not one seller in the city adjusted a price.

The median asking price stayed at $1,289,000. With 59 homes on the list there is now a single home standing in the middle rather than two, and it happens to sit at the same price the midpoint held yesterday. A home added above the middle does not move the median much when it lands on the same shelf.

Renovating before you list just got more expensive

Canada's counter tariffs took effect yesterday, and while the headlines are about trade politics, the product list is unusually close to home. Steel and aluminum carry 50%. Appliances such as washing machines and dryers carry 25%. Machinery parts, fork lifts and air conditioners carry 15%.

Two caveats worth keeping straight, because the simplified version going around gets both wrong. These are Canadian tariffs on goods heading north, so the direct cost falls on U.S. exporters; what reaches a Newark kitchen remodel is the second order effect through cross border supply chains and a steel market already at record prices. And the rates are assigned product by product to mirror the matching U.S. tariff, so a category can straddle tiers. Inside appliances alone, an air conditioner is taxed at 15% while a washing machine is taxed at 25%.

The practical read for a seller: if your plan was to replace appliances and add a steel railing before listing, price that work now rather than assuming last year's quote holds.

Fifty nine homes are buyable in Newark, ten of them coming soon, in a range that still runs from $608,000 to $2,995,000. The median listing has been out 28 days and nobody is cutting yet, which tells you sellers are holding firm rather than chasing. If you are buying, a home returning to the market after a month out is usually the most negotiable listing on any given day, because the seller has already watched one deal come apart.

If you are selling, the arithmetic is straightforward: rates are not falling, renovation inputs are getting more expensive, and the buyer pool is choosing among 59 homes. Pricing correctly on day one is worth more than any upgrade you can bolt on beforehand.
