Newark Daily Brief: One Home Went Under Contract, and That Was the Entire Day

One home moved, and it explains the whole median

Newark had exactly one change today. Nothing new was listed, nothing was relisted, and not one seller adjusted a price. What happened is that one home went from active to pending. That is why the buyable count slipped from 58 to 57 and why the under contract count rose from 31 to 32. It is the same house on both sides of the ledger.

The median asking price fell from $1,289,000 to $1,249,900, and that $39,100 drop is entirely the arithmetic of that one departure. Take a home priced above the middle off a list of 58 and the middle of what is left moves down, without a single house getting cheaper. On a list this small the median is a description of what is currently available, not a price trend. It is worth saying that plainly, because a headline built on that $39,100 would be wrong.

Four homes still carry the newly listed flag, and the freshest shows two days on market. That flag stays on for about a week, so read it as recent rather than as today.

The coming soon queue is holding at ten. That queue is a better read on the next two weeks than the active list is, and it has grown from seven in late August. Sellers are positioning for fall rather than stepping back.

What C.A.R. says about how fast Newark actually sells

The California Association of REALTORS published its July city reports this week, and Newark's is a useful reality check on all of the above. In July, 28 existing single family homes sold here, up 12.0% from a year earlier, at a median of $1.32M. The typical one went under contract in 16 days and closed at 100.0% of its asking price, exactly what was printed on the listing.

Statewide the same month, the typical California home took 26 days and closed at 99.3% of asking, meaning the average seller in this state gave something up at the table. Newark sellers did not. The one number that leans the other way is price cuts: 35.7% of Newark's active listings had reduced at least once in July, the highest share among the local cities we track. Read those two together and the market says something specific. Price it right and it moves in about two weeks at your number. Price it high and you join the third of the market that ends up cutting.

Today's list bears that out. Eight of the 57 available homes have been listed a week or less, while nine have been sitting more than 60 days, and the middle is taking 24 days to find a buyer.
