No new listings today, and the median moved anyway

Nothing came on the market in Newark today. Four homes still carry the newly listed flag, but the freshest of them shows one day on market. That flag stays on for about a week, so read it as recent rather than as today.

The median asking price still rose, from $1,249,900 to $1,289,000, and it is worth being exact about why, because not one seller changed a price today. Two homes came off the available list and one new home joined the coming soon queue. When lower priced homes leave a list of 58 and higher priced ones join, the median moves without a single thing getting more expensive. In a market this small that happens often, so treat the median as a snapshot of what is available rather than as a price trend.

The coming soon queue grew to ten. That queue is the better read on the next two weeks than anything on the active list, and it is building rather than thinning.

On demand, 31 homes are under contract, down one from yesterday. The middle of the market is taking 23 days to find a buyer. Eight of the 58 available homes have been listed a week or less, while nine have been sitting more than 60 days, which is the usual Newark split between a well priced house and an optimistic one.

If you are weighing a move in Newark, the next two weeks are about the inflation print, not the jobs print. Homes priced correctly are still finding buyers in about three weeks, and the coming soon queue says you will have more competition in late September than you have today.
