Mortgage rates are unchanged at 6.88% on the 30 year and 6.48% on the 15 year, per Mortgage News Daily. That is Thursday's close, because the daily survey publishes around 4 PM Eastern, so today's reaction is not in it yet. And there is a reaction coming, because this morning's jobs report was not what anyone expected.

Two genuinely new listings, both at the top
Two Newark houses came on the market today, and a third arrived yesterday. All three landed above the middle of the market, which is why the median asking price jumped from $1,199,888 to $1,249,900 overnight.
Worth being precise about what that means. The median moved because of what arrived, not because anyone raised a price. Nothing on the market got more expensive today. Five properties now carry the newly listed flag, but that flag stays on for about a week, so only two are actually fresh this morning.
Total buyable inventory held at 59 and the number under contract held at 32. Two homes arrived and two left the active count, so the board is flat while the mix at the top got heavier.
Ten ways into Newark under $900,000
The entry level list has not moved in three days. Ten houses and townhomes remain available below $900,000, a mix of both. None of today's arrivals landed in this range, and none of these ten went under contract.
Monthly payments at 6.88% are the same as yesterday, and they may not be the same next week.
What we would tell you today
If you are floating a rate, this morning was the argument for locking. All week the case for waiting rested on weak jobs data, and the government's own number just came in three times stronger than forecast. Nobody should panic, but the free option on waiting got more expensive today. If you are shopping the entry level, the same ten homes under $900,000 have been sitting there for three days, which means less competition than the headline median suggests. If you are thinking about listing, two homes came on today at the top of the market and the median moved because of it, so pricing off this week's median without looking at what actually arrived would be a mistake.
