Rates finally went the other way. The 30 year fixed eased three basis points to 6.88% and the 15 year two to 6.48%, per Mortgage News Daily. That is the first daily decline in a week, and it comes straight off a weak jobs number.

The median finally cracked $1.2 million
Newark's median asking price for a house or townhome is $1,199,888 today, down from $1,238,000 yesterday. That is the first reading under $1.2 million in weeks. Read it carefully: the median moves when the mix of what is for sale changes, not because sellers cut prices in unison. One listing came off the top of the market and one new one landed in the middle, and that was enough to pull the midpoint down.
There was a genuine price cut too, on one house. That is the kind of move worth watching in a market where rates just spent a week at a one year high.
Three newly listed, and one is brand new
Three properties currently carry the newly listed flag. Only one of them came on the market yesterday; the other two have been available about a week. The flag stays on a listing for about a week, so only one is genuinely fresh.
Buyable inventory eased from 60 to 59 and the number under contract held at 32. Nothing dramatic, just a quiet day with one more home leaving the market than arriving.
Ten ways into Newark under $900,000
The median asks a lot, but ten houses and townhomes are available below $900,000 right now, a mix of six houses and four townhomes. That group has held at ten for three days running even as the total count drifted down.
What we would tell you today
If you are floating a rate, call your lender today rather than after Friday's jobs report. One soft survey moved rates three basis points; the government's number is bigger and it cuts both ways. If you are shopping under $900,000, there are ten doors open and one of them just got cheaper. If you are thinking about selling, only three homes have come on in the past week, so a listing arriving now has unusually little competition.
