Newark Daily Brief: Rates Jump to a 52 Week High

September 23, 2026 · 3 min read

Rates went the wrong way this morning. Mortgage News Daily has the 30 year at 7.26%, up 0.09, and the 15 year at 6.87%, up 0.04. Both are at the top of their 52 week range, which makes today the most expensive day to lock a rate in a year. The 10 year Treasury closed Tuesday at 4.96% and pushed to 5.12% by late morning, and mortgage rates follow that lead within hours.

The list slips to 69

Newark's buyable list of houses and townhomes moved down one to 69. Two homes left the list and one new home arrived. Under contract rose to 28 from 27, so the homes that left the list went into escrow rather than off the market.

Two sellers moved their numbers, and they moved in opposite directions: one raised its asking price and one cut it. One more home aged out of the newly listed flag and is now simply active, which is why newly listed fell from 3 to 2 while active held at 57.

Two homes carry the newly listed flag today, and nine more are marked coming soon.

What a rate spike does to an FHA buyer here

Today's national housing story was about FHA loans, the government backed mortgage that allows as little as 3.5% down. New research from ResiClub using AEI Housing Center data found that 53% of 2025 buyers at starter home builder LGI Homes used one, against just 3% at luxury builder Toll Brothers. The split is price point, not preference.

If you are weighing FHA against conventional, run both this week. The 30 year FHA rate is 6.87%, a full 0.39 under the conventional 30 year, and on a Newark median of $1,299,000 that gap is real money. Harv and Liliana are happy to walk through the numbers and send you the full list of homes that fit your search.
