Newark Daily Brief: A Sunday Where Nothing Moved

September 20, 2026 · 3 min read

Mortgage rates finished the week where they started. Mortgage News Daily had the 30 year at 7.20% and the 15 year at 6.83% as of Friday, and nothing reprices over a weekend. The 10 year Treasury closed Friday at 5.01%, the highest it has been since July 2007.

Nothing joined and nothing left

Newark's buyable list of houses and townhomes held at 69 for a second straight day. Not one home joined the list and not one left it. No price changes either. The only movement anywhere on the sheet was a single home coming out of contract, which took the under contract count from 30 to 29. Sundays are usually quiet, but a day with zero arrivals and zero departures is quiet even by Sunday standards.

The homes just got one day older

Here is the one number that did move. The median days on market went from 23 to 24. When the list does not change, that is exactly what has to happen: every home sat one more day, so the middle of the pack aged by one. Twelve of the 69, close to one in six, have now been available 60 days or longer.

That is the local version of something we looked at across the wider Tri City area this morning. Over January through August, Fremont, Newark and Union City together took in 1,699 new listings against 1,708 in the same eight months of 2025, a difference of half a percent. The supply arriving has barely changed. What has changed is how long it takes to clear, and a day like today is that in miniature.

Ten more waiting in the wings

Ten of the 69 are coming soon rather than on the market today. That is close to one in seven of the buyable list waiting to go live. Eight homes sit under a million dollars. The eleven townhomes carry a median of $1,100,000 against $1,395,000 for the 58 houses.

If you are thinking about listing in Newark, a still list is not a soft one. Nothing left today, but nothing new arrived to compete with you either, and ten sellers are lining up behind that coming soon label. Harv and Liliana are happy to walk through where your home would land in this group and what the right asking price looks like going into October.
