Mortgage rates barely moved to finish the week. Mortgage News Daily had the 30 year at 7.20% and the 15 year at 6.83% Friday, still under Wednesday's one year high of 7.24%. The 10 year Treasury closed at 5.01%, back at its high for the year.

Three homes joined, four left
Newark's buyable list of houses and townhomes went from 70 to 69. Three homes arrived, one of them a townhome relisted at a lower price. Four left: one went into contract, one came off the buyable count after a price cut, and the others dropped off today's sheet.
Two price cuts in one day is the number to notice. Both came from homes that had been sitting, and both landed on a round number, which is how sellers signal they want offers rather than lookers.
Newly listed in Newark
Eight homes carry the newly listed flag, all of them houses and most of them three bedrooms. Ten homes sit in the coming soon queue, the same as Friday, and eight houses and townhomes are priced under a million.
What we would do with this
If you are buying, watch the homes that have been listed longest, because those are the ones cutting: two did today. If you are selling, this week a well priced home went into contract quickly while a home that had sat for months left without a sale, and that gap is the whole lesson.
