Mortgage rates jumped to 7.07% on the 30 year and 6.62% on the 15 year, per Mortgage News Daily, up from 6.89% and 6.49% on Tuesday. That is 0.18 of a point in two sessions and the highest 30 year reading on that index in at least a year. Oil is the likely culprit: Brent closed above $100 a barrel on Wednesday, the 10 year Treasury followed it up to 4.83%, and mortgage rates track the 10 year.

Three homes joined the list, one left
Newark's buyable list of houses and townhomes went from 59 to 61. Three homes arrived, two on the live list and one in the coming soon queue, and one home left the list. The under contract count held at 30. One seller also cut their price on the way from coming soon to the active list, a sign that sellers are testing what buyers will pay at 7% rates.
Newly listed in Newark
Three homes carry the newly listed flag today.
Nine homes sit in the coming soon queue, one fewer than yesterday even with a new home joining, because two others moved up to the live list.
What we would do with this
If you are buying, the list is growing while rates just moved against you, so refresh your pre-approval at the new rates before you write an offer, and ask your lender to price an ARM next to the fixed loan. If you are selling, price cuts on the way to market are the lesson of the day: the market is telling sellers what it will pay at 7% rates, and it is cheaper to hear that before listing than after.
